A West Midlands land and development specialist is in talks over plans to build new homes on a 47-acre site in South Staffordshire.

Solihull-based Terra Strategic has secured an agreement to promote the land, off Penkridge Road in Acton Trussell, for new homes and much-needed local amenities.

The company is a residential land specialist which enters into agreements with landowners and then pursues, funds and secures agreeable planning permission. It also has the financial resources to secure land with or without residential planning consent to assist landowners looking for a quick sale process.

Terra Strategic will now work with South Staffordshire Council and Acton Trussell and Bednall Parish Council to explore the provision of new local amenities and the housing mix which could best suit the needs of the village.

It will then be promoted through the Local Plan process.

James O’Shea, managing director of Terra Strategic said: “This site presents a fantastic opportunity to create a high-quality development in order to deliver a sustainable extension of Acton Trussell.

“The village is currently lacking local amenities, meaning those that live there need to travel to access basic provisions and community services. The new homes and facilities that this 47-acre prime development opportunity could accommodate would add new vibrancy to the area and fulfil housing needs within this idyllic part of South Staffordshire.

“This expansive well-located site could help South Staffordshire District and the wider region to fulfil its five-year housing supply targets, while significantly enhancing the sustainability of this traditional village in the process.”

The 47 acres of land stretches to both sides of Penkridge Road, which is a main route into Acton Trussell.

The grounds of St James Church – which dates to the 13th Century – adjoins the land boundary, which ‘presents an opportunity to create new public open space within the immediate vicinity’.
