Duo of occupiers commit to long term lease at nine-acre industrial estate in North Staffordshire

A commercial property firm has secured long-term lease deals on two properties in a move which marks the occupiers’ commitment to Stoke-on-Trent.

Sandyford Properties has finalised a 15-year lease deal with long-term occupier Grenville Engineering on a property at Newfield Industrial Estate in Tunstall.

This follows the recent agreement of a 10-year lease deal with fellow long-term tenant Air Liquide.

Together, the two businesses occupy 75 per cent of the lettable site area on the 11-acre estate.

Hanley-based Sandyford Properties has owned Newfield Industrial Estate since 2000. It comprises 131,000 sq ft of buildings and is home to 20 businesses.

James Lewis, of Sandyford Properties, said: “We are delighted to have secured two key customers on the estate on long term deals.

“Our ability to work closely with our customers has assisted significantly when agreeing lettings and renewals.

“Newfield is a well-established and strategically located industrial estate and the fact that these companies have been there since the 1980s is testament to that.”

Grant Barratt, of Grenville Engineering, said: “The location of the premises are ideal for serving our core customers, many of which operate in the local area.

“It’s also in a strong position with regards to transport links allowing us to easily serve customers the length and breadth of the United Kingdom.

“Our premises are ideal for our manufacturing activities, and Sandyford’s work in tandem with us to ensure the site and premises are kept to the highest possible standard.

“We have decided to continue our lease with Sandyford’s because they have always been a landlord who are good to work with.”

The latest lease deals secured by Sandyford Properties come just three months after the company acquired a major Stoke-on-Trent business park.

The company reached a deal with developer St Modwen to take over a number of freehold units – as well as the freehold reversion – of the entire Trentham Trade Park and the Trentham Business Quarter at Trentham Lakes.

Other sites it owns in North Staffordshire include the City Park Trading Estate in Fenton, Joiners Square Industrial Estate in Hanley, Newstead Trade Park and Mount Industrial Estate in Stone.

 It also owns Queens Parade in Newcastle, seven retail units in Trinity Street and Stafford Street in Hanley and 11 retail units along Sandbach and Lawton Road in Alsager.
